first of all, Gordon, I don’t have any money to invest, but years ago I had a little experience in this area. Looking at your website, I’m sure that any potential investors are going to want more information. You are offering a 50% return in 48 months, which sounds great, but how are you going to get there? You will need detailed financial projections showing that you can actually earn this kind of money and you will need to establish a track record showing that you can meet projections consistently.
It’s not clear whether you are offering investors a share of the studio, or whether you are just trying to raise money to buy property. It might be easier to raise money just to buy the building, which you could lease back. That way, investors have some security for their money.

The current site has been crafted specifically to solicit those that know me. Of course web sites are readily available to the public too:-) In this case however I’m simply using the web presence (at this time) to direct my peers. In other words, I have contacted several folks and directed them to the website.
The business is supported by a 26-page business plan which includes financials. Each of those people I’ve contacted has access to the pdf.
The profit is approximately 21% on investment since the time frame is 4 years and, in the case of the full 100k, the payout is 85k over that period. It is, of course, all spelled out with tables and charts in the business plan.
There is no property available for sale. I’ll look back at that as you mention it is confusing. We only use the phrase “business” in the slideshow for that reason. Commercial property (for lease) is rarely available in the neighborhood we have targeted. Buildings for sale? I’ve seen one in six years - including this “current” economy.
